The case
Why counsel near Las Olas use custody storage
Title companies and the closing file
The boulevard and the streets north of it hold a concentration of title companies and real estate practices, and real estate closings generate the documents most likely to be needed years later by someone who was not in the room. Executed originals from a closing are a small, high-consequence set. They are also the set most likely to be sitting in a banker's box in a storage room.
Small firms without a file room
Las Olas is not only large firms. It is full of two- and three-attorney practices in leased suites with no secure storage of their own, holding client originals in a desk drawer because there is nowhere else. For those practices custody is not an upgrade on an existing system — it is the first system they have had.
Discretion in a corridor where everyone knows everyone
The Fort Lauderdale legal community is small enough that people recognize each other's clients. Collections here are by unmarked vehicle and by appointment for that reason as much as any other. Nothing about the pickup identifies the firm, the client, or that anything of value moved at all.
Access
Getting to the vault from Las Olas
Las Olas to the vault is a straightforward run north up the coast, and it is short enough that counsel here genuinely do come in person. The bridge is the only variable worth planning around. This is the corridor where walk-in-adjacent behavior actually happens — a partner dropping something on the way home rather than booking a collection — which is why appointment slots on this side of the county fill earliest in the day.

Questions counsel ask
- We are a two-attorney firm. Is this only for large practices?
- It is mostly small practices, in fact. Large firms usually have some internal arrangement, however imperfect. Small firms have a drawer. The economics work at small scale because you are storing a handful of irreplaceable documents, not a file room.
- Can we drop something off on the way through?
- By appointment, yes, and the appointment is the only formality. We do not operate as a walk-in counter — partly for security, partly because an unbooked deposit produces a rushed inventory, and the inventory is the part that protects you.
- How far is the facility from Las Olas?
- About 12 minutes from Las Olas in normal traffic. We are at 3562 N Ocean Blvd, Fort Lauderdale, on the Galt Ocean Mile.
- Can you collect from my office instead of the client’s home?
- Yes. Low-profile armored collection is available throughout South Florida in unmarked vehicles. Many intakes run through counsel rather than through the client.
- How quickly can custody be arranged?
- Same week in most cases, and same day where a date is imminent. The limiting factor is usually the inventory, not the vault.
- What do you tell a court if asked?
- We comply with valid subpoenas and court orders. We tell counsel that before intake, not after. Nothing here is designed to conceal property from lawful process.
